Mangaluru, Jun 22: A builder named Rolwin Rodrigues was arrested by the Bajpe police on charges of conning his clients of more than Rs 20 crore by forging documents of a residential apartment located at Gurupura Kaikamba.
Rolwin is the builder of residential apartments named Pompei View Point, Pompei Square, Pompei Residency and a plot at Vikasnagar.
Rolwin has sold same flats of Pompei View Point to six different persons. He had executed sale agreements with one person and the sale deed with another person. He also took a loan from a bank in the name of another owner of the same flat. The building was constructed in 2017 and his clients came to notice this lapse after the bank sent them a notice to pay up the loan amount taken by Rolwin Rodrigues.
Rolwin conned people who bought flats in Pompei View Point and while he himself stayed in Mumbai or other cities. Rolwin has taken more than Rs 20 lac each for the flat and has registered the same flat for six different persons.
In 2019, Rolwin had sold flat number 201 to complainant Jonathan after a sales agreement was executed who paid Rs 48 lac to Rolwin. But he sold the same flat to Asif by executing a sales deed and also with three other persons while taking lacs of rupees from them.
A woman by the name Manjula had bought a site at Vikasnagar in 2018 by paying Rs 10 lac. Before selling the land to Manjula, the accused Rolwin had taken a loan in Bengaluru on that land by forging documents and now Manjula is on the radar who has been asked to pay the loan amount.
Rolwin has executed similar deals with commercial spaces in Pompei Square, Pompei residency and Pompei View Point.
Rolwin has converted a parking space in an apartment into five plots and sold it to customers for Rs 15 lac without door numbers. The people residing at the parking space of the flat have no documents such as Aadhaar card, ration card as they don’t have a proper door number.
The members of the flat also alleged that the accused has taken money without providing proper facilities like water and lift, adding that even the work is incomplete. A majority of the senior citizens living in the apartment are in dire straits as they have to climb up the stairs without taking the dysfunctional lift.
People residing in three apartments are demanding clearance and also freedom from the financial mess and the unlawful act.
Rolwin was arrested on June 14 and was produced before a court. He was booked under IPC Sections 420, 421, 423, 424, 426, 465, 467, 468.
