Mangaluru: No takers for MUDA residential extension at Kunjathbail

Daijiworld Media Network – Mangaluru (MS)

Mangaluru, Jul 29: The Mangaluru Urban Development Authority (MUDA) did not get expected response from public for its residential extension at Kunjathbail. Though four months are over since MUDA asked public to apply for the 182 plots, only a handful are sold.

The MUDA has built an extension at Kunjathbail after 12 years. The total land area is 17 acres and 49 cents. It gave time period from March 6 to April 6 to apply for sites. Later, the period was extended. However, the public seems to be not interested. Now MUDA has called applications once again.

Basic infrastructure like roads, drainage, electricity and water are already provided for the extension. A pond is built in the midst of the land and walking track is constructed around it. The extension is beautified. As per rules, the plots are distributed to SC, ST and BCM categories. But people are not interested.

The price for 1.33 cent land is Rs 11.36 lac, for 2.67 cents its costs Rs 22.73 lac, 4.45 cents costs Rs 37.89 lac, 5.34 cents for Rs 45.46 lac, and 7.12 cent for Rs 60.62 lac.

It is said that the price quoted for the sites is too high that is why the people are not interested. The extension is eight km from the city. On an average Rs eight lac is fixed per cent. Private land in the same area are available for much less price. Hence, no one is interested in the MUDA sites. Moreover, distance from the city is another reason why people are not approaching to buy these sites. For middle class people, the burden will be too much. Buying a plot of five cents and building a house will be very expensive.
