Rohan Mall set to transform Mangaluru’s retail landscape by 2025

Mangaluru, Oct 2: Mangaluru is gearing up for a significant retail transformation with the scheduled launch of Rohan Mall by the end of 2025. Developed by Rohan Corporation, this new mall at Kulshekar is expected to be a game-changer for the city and its surrounding areas.

Spanning across 6.25 acres, Rohan Mall will feature a massive 3 lac sq ft built-up area, including 2.2 lac sq ft of carpet space. The mall will boast three levels of basement parking to accommodate the expected influx of visitors.





In addition to retail offerings, the development will house IT offices spread over 2.5 lac sq ft. and a 100-room, three-star business hotel, complete with banquet facilities. This marks Rohan Corporation’s first foray into the shopping center segment, a company known for its residential, commercial, and mixed-use projects.

“Rohan Mall will serve not just Mangaluru but also nearby towns like Karkala, Moodbidri, Ullal, and Mulki, creating a multi-city shopping destination,” said Vijetha Girish, vice president of design development and leasing at Pioneer Property Zone (PPZ), the asset management company overseeing the project. PPZ, a subsidiary of ICS Realty, has partnered with Black Key Inc to lease the mall's spaces.

Positioned as a value and factory outlet destination, Rohan Mall will offer a wide range of household brands in apparel, accessories, sports, beauty, food, and entertainment categories. The mall will be spread across three floors and will include a hypermarket, a four-screen multiplex, and two family entertainment centers.

Several factory outlet brands have already shown interest in setting up shop in Mangaluru, as Rohan Mall’s tenant mix is seen as ideal for their growth, according to Girish.

Rohan Corporation, a key player in Mangaluru’s real estate scene, has several residential and commercial projects underway, including Rohan City, Rohan Square, and Rohan Avenue. Mangaluru, a bustling port city in Karnataka, already hosts prominent malls such as Fiza by Nexus, City Centre, and Bharath Mall. Rohan Mall’s arrival is expected to elevate the city’s shopping experience to the next level.

    This mall may be a one of its kind since that place is a junction gathering all people from different corners of Mangalore. From the current trending conditions it appears the city will expand towards kulshekar and padil areas. Even the new DC office is on the verge of inauguration and the railway station is also expanding.
