Mangalore, Jan 14: Land Trades, the leading builders and developers of the city, are all slated to impress Mangalore with one of the grandest residential apartment projects to come up in the region. ‘Maurishka Palace’, which is positioned as the firm’s magnum opus offering will be launched amid much fanfare on Sunday, 15th January, 2012 by Yenepoya Abdullah Kunhi, Chancellor of Yenepoya University and Ramesh Kumar, Managing Director of Janatha Constructions.

The launch of this super luxury apartment complex coincides with the firm’s successful completion of 20 years in the field of real estate. Land Trades was founded by Shrinath Hebbar, a young entrepreneur in the year 1992 and within a short span of two decades it has established itself as one of the fastest selling real estate promoters in the city with most of its projects get sold out in record time.

On the eve of the launch of ‘Maurishka Palace’, the firm’s founder and managing director Shrinath Hebbar spoke to Daijiworld in an exclusive interview:
• Congratulations on the completion of 20 years by your firm Land Trades. How do you reflect on your achievement of being in this industry for two decades?
Thank you. Completing 20 years is an important milestone for any business organization as this long period proves that the firm’s foundations are strong and it has been able to survive in a competitive environment. Our firm opened its doors on October 28th, 1992 and started out in a small way as a real estate brokerage. During the subsequent 20 years, the real estate sector has seen many ups and downs, which gave us the valuable life experience required to temper our gradual maturity as a full fledged real estate firm offering comprehensive solutions to the customers.
• Your latest project ‘Maurishka Palace’ is one of the largest projects being offered in the city. Can you tell us something about it?
With ‘Maurishka Palace’, our firm has reached an altogether new level as a promoter of residential projects. With this project, we wanted to break the myth that you need to go away from the city to enjoy a good lifestyle, as this project, despite the magnitude of its size, is situated right in the heart of the city. Though it is situated in the quiet neighbourhood of C.V. Nayak Hall in Kadri, the residents can enjoy access to any important destination in the city within a matter of 10-15 minutes.
• What is unique about ‘Maurishka Palace’?
Apart from the dream location, we have also incorporated the 30:70 principle in planning ‘Maurishka Palace’. This means that of the 2.77 acre property, only 30% land is being used for built-up area and the balance 70% land is left free for landscaping and beautification and for developing common facilities like jogging track and relaxation zones. Due to these two factors, we have positioned ‘Maurishka Palace’ as a project offering ‘Place & Space’, which is what every happy home should ideally have.
• How has the market response been for ‘Maurishka Palace’?
Once we announced the project few months back, we have received very good enquiries and we have given provisional bookings for one third number of apartments in the project even before the formal launch itself. We are fortunate that we have received such good response from the people and we are grateful to our customers for their faith.
• Today Land Trades is known as one of the fastest selling property developer in Mangalore. How do you explain this phenomenal success?
Thank you for the very generous compliment, but I do not really know whether it is truly deserved as there is no industry wide barometer for us to judge who is ahead of whom. However I do concede that we have been able to attract very good market response for all our projects and most of them have sold out faster than we ourselves would have expected. We would like to believe that this surge of overwhelming customer confidence is a result of our hard work, dedication to quality and customer satisfaction, not to mention speed of construction and timely delivery. All this only increases our responsibility to maintain the confidence reposed by our customers by living up to their expectations in every way possible.
• Who are your main customers? What is your customer profile like?
We build homes for everyone, hence there is no particular segment to highlight. Our customers range from salaried person to businessmen and professionals along with a generous complement of NRI population who wish to invest in a home in their motherland.
• How did you build a customer base among the NRI population?
As we started out as a brokerage firm, we have enjoyed very good exposure with NRI community through buying and selling activities in our initial years and this relationship has continued over the years. Due to this reason we understand the NRI mindset very well, their special requirements and concerns, which enables us to give them hassle free service which they appreciate very much.
This apart, we also advertise in the media favoured by NRIs and participate in exhibitions and expos abroad. In the last few months we had put up stalls in exhibitions in Dubai, Doha, Bahrain and Muscat and on January 2oth & 21st we shall be in Kuwait to participate in the Times Realty Expo at Ramada Kuwait Hotel, where we hope to engage in fruitful interaction with the NRI community.
