Lodha Developers eyes Rs 22,000 crore project launches this fiscal

Mumbai, May 1: Lodha Developers Ltd on Friday said it plans to launch residential projects worth nearly Rs 22,000 crore during the current financial year as part of its expansion strategy.

According to the company’s latest presentation, it aims to launch around 15 million square feet of projects for sale, with an estimated revenue potential of Rs 21,800 crore. These developments will be spread across the Mumbai Metropolitan Region (MMR), Pune, Bengaluru and Delhi-NCR.
In comparison, during the 2025-26 fiscal, the company had launched 16.3 million square feet with an estimated revenue of Rs 36,870 crore.

On the sales front, the company has set a target of achieving a 17 per cent growth in pre-sales bookings to Rs 24,000 crore this fiscal, driven by sustained housing demand. In 2025-26, its sales bookings rose 16 per cent to Rs 20,530 crore from Rs 17,630 crore in the previous year.

While overall housing demand has moderated since 2025 after a strong growth phase between 2022 and 2024, large branded developers like Lodha Developers continue to perform well due to their financial strength and execution capabilities.

The company recently reported an increase in net profit to Rs 3,430.7 crore, up from Rs 2,766.6 crore in the preceding financial year. Its total income also grew to Rs 17,119.5 crore last fiscal from Rs 14,169.8 crore in 2024-25.

Lodha Developers, which markets properties under the Lodha brand, is among the leading real estate firms in India, having developed over 100 million square feet so far. Apart from residential projects, it is also engaged in developing commercial properties and data centres.

The company’s existing land bank has the potential to generate around Rs 2 lakh crore in revenue in the coming years. It indicated plans to reduce fresh land acquisitions over the next two years to improve free cash flow.

During 2025-26, the company acquired 12 land parcels across MMR, Bengaluru and Delhi-NCR. These parcels are expected to generate a gross development value (GDV) of about Rs 60,000 crore, primarily through housing projects.

As of April 1, 2026, Lodha Developers has projects worth around Rs 2 trillion available for sale, excluding township land that is not planned for development in the next five years.
