In an exclusive interview to Daijiworld.com prior to the launching of thisflagship project, proprietor of Land Trades SrinathHebbar, who singlehandedly brought Land Trades to the numerouno position with the help of a committed and reliable team, explains what makes “Solitaire” so precious and also about his journey to the top.  

Q.  There is quite a buzz in the air about “Solitaire”, your new and most ambitious project even before its launch?

A.   It is true “Solitaire” is going to be the most ambitious project from the house of Land Trades, to be launched in the first week of September this year.  This 32-storey residential high-rise coming up at Hat Hill will change the city skyline in more than one way. Naturally, there is lot of talk and high expectations about this project.  “Solitaire” is going to be the new tallest residential structure in the city.    As itis already perched on an elevated point it is going to be taller than the existing buildings as well as those presently under construction.   It is going to be “the project” in the city, distinguishing it from the rest in the crowd. 

Q.  The design of “Solitaire” is said to be unique- the first of its kind in Mangalore? 

A.    Like all our earlier projects “Solitaire” will also be one of its kind of project where the emphasis is on its unique design, exquisiteness and aesthetics. Our architects Peter and Paul Mascarenhas have come up with a splendid design to go with our vision of providing unmatched lifestyle amenities to our customers.  Being the tallest skyscraper we wanted “Solitaire” to grab eyeballs with its extraordinary design even while expressing our vision of a magnificent work of art reaching out to the sky. Q.  What makes “Solitaire” a distinctive and landmark project?

Land Trades is the first real estate developer in Mangalore to go in for rating by a reputed international agency like CRISIL.  CRISIL rating ensures quality and credibility as they take into consideration several parameters like transparency, quality, financial stability etc.   To be the lead player in the sector was not our only motive. We are keen to rewrite the industry template by adopting a slew of quality control measures that includes going in for voluntary quality rating by CRISIL.  Meeting the quality standards of CRISIL was not the easiest thing to do.  But we went for it as this certification would serve as a credible recognition for our quality and the stringent audit process would keep us on our toes  to live up to the international standards in housing. 

Q.   Apart from many ongoing projects and the flagship project “Solitaire” what are the upcoming projects from the house of Land Trades?

Q.  It has been 23 years in the field of real estate.  On hindsight how do you analyze your odyssey to the top position in this competitive sector?

    Solitaire, I am sure will be a good assest for SAFE investment for a happy and contended living which is good for Mangalore and Mangaloreans. As a hard die Kudla citizen, living the Burj style in Mangalore is a dream for people like me.Living in a one bed room apartment in a faraway place say Mumbai or Dubai is i think is wasting your Life. One can instead invest in Mangalore Property and live like a King. In case of fire what will we do in high rise building . In our present fire brigade it will not reach up to 5th floor i guess

    We feel very proud to see Mangalore coming up with tall sky scrapers.No doubt we need it . But what about the greenery ?The builders should also take up a social responsibility of getting tree saplings planted in and around the City . The different builders existing in Mangalore are praised for their construction but not condemened for destruction. It would be great if all the builders meet together and contribute to a social responsibility of planting tree saplings so that Mangalore does not loose its greenery . Most of the builders use the word 'Lush Greenery' which will disappear in time to come .

    Hope Mangalore does not become like Bombay.Bombay is too congested,crowded,but has good transport,etc.But the train or road travel during peak hours is like hell.Atleast when we go to Mangalore we get a reprieve now.If Mangalore also becomes like bombay then,we may have to go to western countries for a break.

    First of all lay out a master and mega plan for the entire coastal belt of SOUTH KANARA from Ullal to Goa..
    All the Beach/coast should be built like Jeddah/kuwait/oman/doha -qatar.
    All the rivers like Gurpur/nethravathi should be built like London thame s,danube /dubai marina/singapore/ italian venice..
    Build metro..shuttle s..under ground tunnesl from one end to the other end for heavy Trucks...
    Build internal rail ways..
    Bull doze teh entire HAPAMNKATTA totally rais eto teh ground and plan out all CBD neat building like Shanghai on the Sea front..

    Mangalore is as good as Bombay. Reason that Mangalore is connected by Railways, Sea Port, Int.Airport and National Highway. There is alot of future potential in this place.

    I had a single bedroom apartment in Bombay. I sold that for a fairly good price and bought a spacious 3 bedroom flat in Mangalore. Although most of my business is in Bombay, sitting in Mangalore I conduct business esp. with the internet and cellphone.In an emergency Bombay is just an hours flight away or overnight by train.The schools,hospitals,people etc are very good in Mangalore.

    I see a very good potential in Mangalore, in the near future.

    One can get to the financial capital in 1 hour from Mangalore. Mr.Patel is logically right in what he has expressed. Mangalore is a much better place ! Gujarathi's have the business brains accompanied by foresight.They can do business anywhere unlike us Mangaloreans.

    I meant exiting one's living place in Mumbai lock, stock, and barrel and settling in Mangluru is an insane idea it is okay as a second home for vacations etc.!!!
