Mangalore, Oct 14: The Mangalore branch of Institution of Valuers organized a day-long seminar on ‘new dimensions in valuation’ at the Senate Hall of Hotel Deepa Comforts, here, on Saturday October 13.
 
Inaugurating the seminar P Jayaram Bhat, managing director, Karnataka Bank Ltd said that valuers should always have the qualities of independence, integrity and objectivity and should neither be influenced by factors nor carry out any unfair activities.

Asserting that valuers must insist for revenue maps prior to making valuation of properties, Bhat said physical valuation of assets is essential as otherwise it may lead to misrepresentation of valuation of properties which leads to fraud. Experience of a valuer counts a lot as the valuation has several aspects like physical, legal, economic and socio culture and said that growth in the real estate sector has beamed more importance for the profession of valuers. Various housing loan schemes initiated by the banks also increased the work pressure of valuers, he said.
