Mangalore: Man Arrested for Duping US-based Dentist with Fake Land Deal

Mangalore, Nov 24: In yet another case of fraud, M Sampath Raj (31) of Sasihitlu, Bajal was arrested for cheating an NRI dentist over a fake land deal.

Sampath reportedly deceived the doctor by showing some land for sale and in return received money under an agreement.

It is learnt that Srinivas Nayak of Bajal, the middleman who negotiated the deal, has been absconding while Sampath was arrested by Pandeshwar Police.

The incident came to light after Dr Prakash Shetty, a dentist from Falnir residing in the US registered a complaint in the police station here.

As per the complaint, Dr Prakash Shetty came in contact with middleman Srinivas Nayak and Sampath Raj on October 25, 2011. Both the accused deceived the dentist by taking him to Sultan Battery and pointing at a land. The duo then drew up an agreement, after which Dr Prakash issued an initial amount of Rs 4.5 lacs to them.

But the two did not register the land in Dr Prakash's name or carry out any legal procedure for land transaction, it is alleged.

According to the complaint, when Dr Prakash Shetty inquired about the development, both the accused used abusive words and threatened to kill him.

Under the guidance of ACP T R Jaganath, SI Poovappa HM is investigating the case. On November 22, the police personnel arrested Sampath Raj near Central railway station.

Sampath was produced in the court and remanded in police custody for 15 days. Police suspect that Sampath along with Srinivas have deceived people in a similar manner. The police are on the lookout for Srinivas Nayak.

    Land is becomes costly day by day and it is a lucrative business!.Most of us looking for bit cheap land on grabs and sometime we becomes a victim within!.It is thus always advised to check the property with a clear title ,dealings under leagl way and the property registratioion to obtain the RTC in your name as early as possible.Sometime our bit carelessness leading to an uninvited problems to one's life and to a sleepless nights too? .

    In places like Bangalore these type of dupings in land deal is common and many have lost lakhs of rupees.Even for bankers financing against house/landed property is a risky one.Though RBI/PSU banks have laid/introduced lot if procedures from to time the fake land deals have not been curbed.Multiple financing for the same property is on rise.However in places like Mangalore such things are very rare in the described case it is purely negligence of the buyer.Had he been atleast perused the title deeds through lawyer/SRO the situation would not have arised.

    One day I think people will also publish advertisement to sell Vidhan or Lokh Sabha Buildings along with its land too. Surprisingly, we have people who quote for the same too. You may wonder if you visit any Land or Property Registration Office that, they will issue genuine copy of the legal title documents which will turn out to be fake too. Upon verification, Officer who provided the copy is also fake Officer and is absconding. Finally Purchaser also may not have interest to pursue the case since he has given fake note too.

    It is really sad the way real estate and property buissness go in our native place. NRI's earn their money sacrificing a lot and become the party to these flourishing so called real estate buissnesmen. Hard earned money is channelised with the sole purpose of a better future and these wolves try to swallow somebody's money. I too have such very bad experiences but since two of my talented and dedicated brothers are there in Mangalore things workout better. Anyway dear brothers tomorrow we are only one who blow our trumphet for some one for making money and calling him as a saint. That is the tragedy of our future.     Unless India does not come out with real estate board in each state and city where in real estate transactions are transperent with real value, all property owners including real estate agents cheat consumers. Agen't go on and on making making money and property owners register property for half value just to avoid tax.

    Just like mls system in North America, wherein most of the properties are listed, sold through central database all properties in India should be sold through certain system.

    I am work abroad and I had purchased 2 plots near Mangalore few years back with my hard earned money. Few months after the purchase my friend called and asked me for what price I am selling my land. I told him that I have no plans of selling my property and I was also shocked to hear that my friend got news that I am selling my land. Upon enquiry with my friend and also with few others I came to know that my cousin and his friend were getting people to show my property saying that it’s their land and is for sale. I was shocked to hear this and I called my cousin and warned him not to get anyone into my property.

    Recently I heard employees of MUDA (Mangalore Urban Development Authority ) along with some builders are messing up with land records of common people and people who are living away from home. They are also harassing by not providing records and information. Is there any Authority that check activity of MUDA, DC Office and MCC.

    DR PRAKSAH SHETTY @ FAULT...I am wondering in what circumstances DR paid that much of amount with out verifying RTC/KATHA!!!!!
    BEFORE PURCHASING A LAND Minimum requirement as follows.
    1) Check RTC
    2) Check whether converted or agri cultural land
    3) Check Loans acquired in said RTC
    4) Check incumbent certificate
    5) Check whether it is marked and fenced
    6) Check any tax bills/power bills/and any kind bills in the name of RTC holder
    7) obtain information from the neighbours
    8) Check liabilities/Stakeholders in that RTC
    9) If possible get legal opinion from the advocate
    10) People like NRIs advised to go even news paper ad regarding the land.Alternatively,concerned person contact Village account and MANEKARA or Tahsildar for the endorsement proposed saleable Land(RTC)

    This incident is Eye Opener for NRIs,(Especially from Gulf Countries,Senior Citizens,uneducated and unsuspecting,vulnerable Citizens. There are Land Brokers standing around in every road junction of Mangalore and rest of India. They are in partnership with rogue builders and swindle the Innocent Land Owners. There are cases where a builder and broker along gave wrong measurement of the Property to unsuspecting owner thus gobbled up few cents of land. Plus offered Him lesser value far lesser than market value of that area too. So beware and aware of these Hawks.
