Mangaluru, Apr 27: 'Here's your key' - The breathtaking finish is around the corner, as the first round of Spanish-themed dream villas of the prestigious Mangalore Hills project will be handed over to owners in July 2015.
Excitement had begun it’s bubble in September 2014, when following the MIC (Mangalore Internet City) Annual Meet, all shareholders, owners and a host of potential buyers had congregated at the site to get an up, close and personal glimpse of three mock-up villas that were kept ready for inspection for those who wanted to get the actual feel of what life in a villa would be like. The 4000-sq ft Spanish styled Bonita villa and two 2400-sq ft Elena villas were closely scrutinized and won several hearts as owners, guests and visitors went from room to room and floor to floor, each one checking the different types of flooring options in the kitchen, bedrooms, study, living and family rooms.

All that remained was the garnishing by way of final finishing touches. Currently, the work is in full swing in all the first phase villas that will be ready for occupation in July 2015: the laying of tiles, plumbing, doorworks, along with the common infrastructure works like laying the bitumen road from the main gate to the villas, and the drainage and water supply.
The plants for the exquisitely designed landscaping are already stocked in the nursery and as soon as the ‘garnishing’ is over, the ‘beauty accessories’ will take their rightful place amid the beautifully manicured grass on the sloping land surrounding the villas.
Most building projects, at this pre-occupation phase, step up property price by a large percentage to late buyers. In this aspect, Mangalore Hills stands out as unique, in that new customers will get a villa at the same rate at INR 5,100 per sq ft. The prices will be raised to between INR 5,500 and 5,700 per sq feet only after July 2015 when owners have taken up habitation in the villas. It is what they call looking at a prospective purchase from a ‘vantage point’ or ‘striking when the iron is hottest’.
From the time the first brick was laid, the Mangalore Hills project has generated a lot of goodwill in the region because of various measures made to increase the well-being, economy and livelihood of people who have been living there for eons. The project team reports on the latest step to contribute to neighborhood needs: Jawahar Navodaya Vidyalaya, Mudipu, is a beautiful residential school located in the area; there is always a rush of students for admission. During a friendly visit to the education center, MIC came up with the idea of building an additional classroom for students. After the location was identified and decided upon, the construction work has been awarded to a PWD contractor, and the work is going on in full swing.
