Bengaluru tops in Asia Pacific on commercial realty growth


New Delhi, Feb 2 (PTI): Bengaluru is ranked first in the Asia Pacific region in terms of city's socio-economic growth and momentum in the commercial real estate space, according to property consultant JLL.

Globally, Bengaluru ranks fourth after London, Silicon Valley and Dublin, JLL India said in a statement. Hyderabad is at 17th position in the global ranking.

"India's Bengaluru tops the JLL City Momentum Index (CMI) rankings for Asia Pacific, as the city’s rapid progress in technology and global connectivity helped drive real estate growth," JLL said.

In the list of top 10 cities in Asia Pacific, Shanghai is at second position, followed by Sydney, Beijing, Shenzhen, Tokyo, Nanjing, Hyderabad, Melbourne and Seoul.

Covering 120 major established and emerging business hubs across the globe, the index measures a city's short-term socio-economic and commercial real estate momentum. It also takes in account whether a city has the essential ingredients to ensure longer-term sustainable momentum.

"Bengaluru is effectively the 'Silicon Valley' of India with its mix of research institutes and higher education establishments contributing to the creation of a strong IT cluster," says Jeremy Kelly, JLL’s Director, Global Research.

"With 40 per cent of India's IT industry located in the city, the presence of international IT giants, together with the largest number of high-tech start-ups of any Indian city, are contributing to entrepreneurial growth," Kelly said.

Based on the report 'City Momentum Index 2016: The Rise of the Innovation-Oriented City', India has increased its representation in the top 20 Emerging World Cities as Bengaluru is joined by Hyderabad.

"The findings follow India's rapid economic growth and a general positive outlook about the country's future," JLL India Chairman and Country Head Anuj Puri said.

"Over the next few years, we will have 5.5 million software programmers - even more than the US. Software and IT services firms have been major drivers of office demand in the past decade and are now the largest occupiers of prime space," he added.

    Cannot believe this report as a couple of days ago there was a big report in Deccan Herald saying that many cos. from ORR and some other layout have already shifted to Pine, Navi Mumbai, Hyderabad, and even China, many have put expansion on hold due to abysmally poor infra!!

    Bangalore looks different because of subway, otherwise looks the same. Infrastructure of Bangalore is very bad (everything was built without proper plan). If heavy rain hits Bangalore, city would be worst than what happened in Chennai last time. Parking is still the problem with narrow roads, no room to expand. Few of the Foreign companies moved out of Bangalore because of very poor infrastructure, for which Siddu doesn't care about anyway.

    Here we r talking about Bengaluru as to why it tops in Asia Pacific on Commercial realty growth. Don't try to deviate from subject matter. Last sentence in the article it clearly states that Software & IT services firms have been driver of major office space demand in the past decade & occupiers of major commercial office space. And U know that our ex CM Sreemaan SM Krishna worked hard to get the IT Industry to our Bengaluru City, where plenty of people r daily migrating from other states of India to work here.

    Gangaram, when positive news is spoken about Bangalore you will give the credit to Modi and when it is negative you would have said because its congress ruled state. Anyways, my stay in Bangalore in the last 8 years saw Congress is a better and efficient party.Do you know the condition and infrastructure of the City during Yeddys period. Lot of Scams in the State.In Future , Inviting BJP to rule again is inviting trouble in the state.
