Udupi: Voyager builder Amruth Shenoy refutes allegations, reiterates not cheating people

Udupi, June 25: “Ninety five percentile of work on Voyager building has been completed. No residents have faced any problems while staying there.  I am roaming in public with confidence because I have not committed any mistake.” said Amruth Shenoy, builder of Voyager Apartments.

Speaking at a press conference at his residence, Amruth Shenoy said, “A case has been registered against me, but no evidence has been provided in the complaint against me. The one who filed the complaint has stated that her flat was sold to Guruprasad in 2018. Only God knows who this Guruprasad is? 

 

The ‘sale deed’ has to be registered, as the building has no door number and the sale deed can't be registered. The building construction began in 2016. To construct a good quality building at least four years of time span is required. I did a soil analysis test from NITK Surathkal and also did a raft beam foundation for assuring the building quality. I have not cheated anyone. 50% of those who came and were accused in front of the media are not the real owners of the flats. There are still 15 more people who have bought the flat but who didn’t appear before the media. No one can live without a lift facility on the eighth or ninth floor. Due to Covid-19, demonetisation and non-availability of sand I couldn’t complete the project within the stipulated time. I was negotiating with the bank authorities in view of the loan repayment. Many of those who made accusations against me have not paid the full amount. Last year when I was fighting to save the apartment I had to pay Rs 90 lacs to the high court. At that time I requested the flat owners to contribute some amount as they were residing in the apartment. At that moment they collected and gave Rs 33 lacs in my favour and I have given a commercial space for them. They have spread lies against me.”

“A few of the individuals who made accusations against me have even moved  the consumer court against me demanding return of their advance payments made against the proposed flat. A decree has also been passed in this regard. Some took house keys from me stating that they will conduct a homa in their house, while some even have rented the flat. A person has trespassed and is running a clinic. A case has been filed against them. Morally I am strong. But the real motive behind this is to weaken me mentally and might be physically too. Few months ago they had threatened me and also forced me to sign an agreement and were planning to take hold of my property. This is called the land mafia. If I was a businessman I would have allowed for the auction by the bank.  If the property was sold for Rs 15 crore after bank loan clearances I would only get around Rs 11 crore and I would have enjoyed it, but I am not like that. My intention was for the betterment of those investors who bought flats in that apartment. Only 7-8 owners are residing in that apartment. It's my building. I will keep a hundred bouncers for its protection. Yesterday I had sent my supervisor to the building and instructed them to check on unauthorised persons entry to the building and had even told them not to harm any residents. But still they have complained to the Superintendent of police. Its my right to protect my building and no one can question me on that. The only motive behind all these allegations is to defame me and acquire my property. I will file a case against Girish Aithal and others and will fight as per the law” he added.

“I had convinced the bank authorities to pay Rs 2.5 crore as a one-time settlement. There were investors also who were ready to invest. But I am not sure whether they will come forward to invest or not after all these allegations. My NPA was done on December 30, 2017. No one will offer me a loan after NPA. Still 10 more flats are in my hand. They could have a discussion with me rather than making allegations against me. Parking, lift, and transformer installation work is only pending in the apartment,” Amruth Shenoy said.

    Builder might be having good lawyers at his disposal who know how to ensure that the case is dragged on for years together; moreover, where's the proof for the money paid in black? It's better to have out of court settlement rather than go to the courts as the case will drag on for years and years!!

    There are innumerable ready to sell flats/land, many fully furnished, some for distress sale/negotiable rate in and around Mangalore, which could be bought at a good bargain then why go to some unknown builder? BTW, it is better to stay in rented flats which are available aplenty!!

    Rajan..everyone knows how police works. Police arrive at the last as they show in movies. He has money so he can keep any number of bouncers to protect him and his property. Now the accusation is not proved and now media trial is not going on to make him guilty. Let the truth come out.

    It's very risky to buy under-construction flats from shady builders by listening to their sweet talks; in Mumbai too many duiders have duped 1000s of customers by absconding halfway or not completing the full work even after taking the full amount; most builders are involved in revdevelopment activities of small chawl inhabited by uneducated people and they find it easy to dupe these gullible public because they know these people will not have the capability to hire top lawyers to fight the cases till the end!! BTW, majority of such builders operate handi-n-glove with underworld goons, expert lawyers, and the authorities!!

    this builder looks clearly fraud , 2016 construction satrted with in 4 years any project will finish . this much time if took means he use flat owner money for his own purpose. and even he has not made registration.

    Grey areas of real estate deals are not new to public... The white and black part was there more evidently just before note ban... That must have significantly influenced the current fiasco... many customers may not be in a position to prove the black payments made... Also all buyers are definitely not saints... both sides there may be flaws... Avaravara lucky chance....

    Sir, he is the owner of loss making company and worst he is failed politician of Congress. He wants more money from buyers and buyers are not ready to pay more. If you can pay the difference or Honarable CM of Karnataka can interfere then it will help.
