Insolvency proceedings start against Raheja Builders


New Delhi, Sep 8 (IANS): The National Company Law Tribunal (NCLT) has begun insolvency proceeding against the real estate firm Raheja Developers. As a part of the process, a public notice has been issued informing creditors to submit their claims against the NCR-based firm.

The NCLT admitted and initiated the insolvency proceedings following a plea by one of the flat buyers last month. An interim resolution professional (IRP) has also been appointed by the bankruptcy court to take over the Raheja Builders management.

Besides, the NCLT has declared a moratorium, protecting the company from lenders by restricting them from recovering the amount for a certain period. It has directed the previous management to provide all relevant documents in their possession and furnish all information.

This comes after Raheja Developers failed to fulfil a flat buyer's agreement according to which they were to deliver possession of flats within a period of 36 months from August 3, 2012, when it had issued a joint allotment letter.

The NCLT observed that the 36-month period came to an end on August 3, 2015, and the construction was not completed.

    Construction industry is completely in peril. There are ready flats available in the markets, but none to take. As against year to year sales, there are flats sufficient for 2years left unsold. Most people except for those who are in Govt. services, facing the uncertainty of job loss. Who will then go for loans? What way builders can build apartments?

    Mangalore to an large extent bucked the trend till now, because of the money that is coming from NRI's working abroad. There is not much price drop seen. But, in all other places, the values have been dropped over 25perc as against the prices offered in 2014. It tells the tale.

    This real estate crunch had to show up either today or tomorrow due to it's high pricing and unfair deal mangament within builders in Mangalore. Just compare the city growth other than high rise apartments​, there is no job creating industries. People's​ average income in Mangalore is risen with just maximum 4-8k in past 10 years but in comparison with real estate which has risen with steep prices.
    Instead of diversifing​ investments everyone invested in real estate instead which reached current saturation point. And Mangalore market is very vulnerable considering it's resources and potential. Suggesting my NRI freinds to stop!! Investing on real estate instead focus on MSMEs which will bear good fruits in future.

    if Raheja builders have bitten the dust which business has survived in Modi era. i think only Adani, Ambani, and propoganda TV channels are in huge profit.
