Mangaluru, Aug 28: Vertex Workspace, the managed-workspace arm of Mukund Realty, has partnered with digital real-estate investment platform Alt DRX to create new opportunities for individual investors to participate in Mangaluru’s commercial real-estate growth.
As part of the partnership, the fully operational Vertex Ashoka Business Centre at Bejai Kapikad has been listed on Alt DRX, allowing investors to participate in the commercial asset through smaller digital units starting from 1 sq ft, at an indicative price of approximately Rs 16,000 per sq ft.
Through the platform, investors can participate in an operating commercial asset and earn a proportionate share of rental income, subject to the applicable investment structure and terms. The digital structure also provides mechanisms for the sale or transfer of units, subject to applicable conditions.
Speaking about real-estate tokenisation, Anand Narayanan, co-founder, Alt DRX, said the model makes large real-estate assets divisible into smaller units of participation. He said technology can reduce the entry barrier and enable investors to gain exposure to commercial real estate without having to purchase an entire office, floor or building.
He added that tokenisation could also improve transparency and digitalise ownership records and transactions, while smaller digitally transferable units could potentially provide greater flexibility compared to conventional property ownership. However, he noted that real-estate liquidity would not be identical to that of listed equities.
Gurudatta Shenoy, managing partner, Mukund Realty, said Mangaluru was entering a new phase of growth, with increasing activity from technology companies, GCCs, professional services and new-age businesses.
He said the growing business ecosystem was creating demand for professionally managed, high-quality commercial infrastructure. According to him, Vertex Ashoka represents this new generation of commercial workspaces and is already operational, allowing prospective investors to visit the property, understand its facilities and see the businesses operating there.
The partnership will be highlighted at the Mangalore Capital Forum 2026, being held on August 28 at The Avatar Hotel & Convention, Mangaluru. The forum brings together leaders from business, finance, real estate, technology and investing to discuss wealth creation, alternative assets and the changing investment landscape.
The programme features a keynote address by Richard Rekhy, vice chairman, Grant Thornton Bharat LLP and former CEO, KPMG India, followed by a leadership panel on the future of wealth creation in India. The event will also feature a fireside conversation between Anand Narayanan and Gurudatta Shenoy on real-estate tokenisation and fractional ownership.
Vertex Workspace and Alt DRX said their broader vision is to enable more investors from across India to participate in the growth of emerging cities such as Mangaluru. The companies said the success of the partnership would ultimately be measured by whether individual investors can build diversified exposure to quality real estate and participate in the city’s future growth.
