Florida man sells home in five days using ChatGPT, nets nearly $1 million

Miami, Mar 29: A Florida resident, Robert Levine, has sold his family home in just five days for $954,800—about $100,000 above local agent estimates—by relying almost entirely on the AI chatbot ChatGPT instead of a traditional real estate agent.

Levine, a father of three, described the sale as an experiment to test whether AI could manage the entire process. “I really wanted to challenge myself to use AI for the entire journey, not just piecemeal,” he told NBC Miami.

The four-bedroom, three-bathroom property’s sale was guided by ChatGPT at nearly every stage. The AI suggested pricing, marketing strategies, home improvements, and even the timing of the listing. Levine followed its recommendations to repaint select rooms to maximize returns and listed the home midweek to attract more buyers.

Within three days of listing, the property received five offers, and by the end of the week, Levine had successfully closed the deal. ChatGPT also assisted in drafting the contract, though a lawyer reviewed the final paperwork.

Levine said the AI’s pricing advice gave him more confidence than traditional agents, noting, “When we met with real estate agents, they lacked confidence in pricing. ChatGPT gave us more confidence in price points of where the market was going.”

He estimates that leveraging AI tools saved approximately 3% of the total sale price, a significant sum in his case. Still, Levine emphasized that AI should complement—not replace—human professionals. “The impact they make is very real,” he added.

This case highlights a growing trend of homeowners using artificial intelligence to navigate the real estate market, demonstrating both the potential efficiency and cost-saving benefits of AI-assisted sales.
