The Karnataka Apartment Ownership Act 1972 should be amended to fecilitate the smooth running of the Association. In every building there are a couple of people not paying the monthly out goings often resulting in litigations. The promoter should register a seperate document with fool proof clauses besides the Sale Deed and the Deed of Declaration.

It is good to see that today the buyer has a choice of getting quality modern design flats of his choice with all modern amenities!! But, with so many players in the fray for such a small market without any potential for jobs, etc.., I doubt what is the unsold inventory lying with builders especially when the rates have gone beyond even the high middle class group!! Even the infrastructure/planning is nowhere near similar such places say like Navi Mumbai, Vashi, surrounding areas!!

How about better and affordable homes for genuine end users? We all love to see better homes, but we need equally better roads, foot paths, waste disposal system to complement these better homes. Can we come under one roof to take some initiative on this?

Residential property development is priority sector for people as well as Government.
Therefore if these Top developers under one roof, visualize their prospective buyers NEEDS & BUDGET and lobby hard with Govt. for infrastructural development such as dams or water reservoir, play ground, garden, sanitary plan, road plan, bridges, organized water pipe lines, new bus routes, share auto etc. it will be good for citizens as well as these builders.
