Mangalore: Land Valuation Revised – Shell Out More for Property Registration

Mangalore, Apr 15: The government has ordered revision of value of landed properties located in Dakshina Kannada and Udupi districts. The revised values, which will be taken into account while calculating registration charges, will come into effect from April 18.

Henceforth, people living in Udupi and Dakshina Kannada districts, who want to register sites, land, houses, etc., will have to shell out registration fee on the basis of the revised values. This will be considerably higher than before.

The valuation sub committees, which are chaired by the local tahsildars, and of which the sub registrar is the secretary and officials of PWD and survey departments are members, decides the values and publishes the same for getting reaction from the people. If no objections are received, the rates are finalised without any change. 

In case of sites in the city, revised values have been worked out at 50 percent higher than the government rate. In the case of apartments, there will an increase of Rs 30 per square feet. The government however, has not yet announced revised market value of independent houses.

Till now, registration fee was being paid on the basis of the values announced in 2008. The government, realizing that it is losing revenue on account of registration of properties for less consideration than what was agreed upon between the buyers and sellers, has announced the revised values. The new value, or the actual purchase consideration as mentioned in the documents, whichever is higher, will henceforth be taken as the basis for calculating registration fee. This will result in increased revenue for the state government.

Separate rates have been fixed for buildings based on whether they are sites, apartment complexes, commercial complexes, etc, and again, whether the flooring is of granite, marble, ceramic, red oxide, etc. The rates also depend on the areas and roads on which the properties are located. The list of values will be posted on the website, which will be available to the general public for reference with effect from April 18.

    For most of the people commenting here talking against corruption has become fashionable. But how many of us care for corruption in our dealings. Just think how many of us show real value of property when we do registration of properties. Pl understand that this under valuation will lead to black money in the economy..

    People should organize a rally of protest( as it appears unjust and infrastructure/servcies are neglected).They should put pressure on local councillors and if they dont represent their concerns campaign against their removal.

    VERY mrginal increase.it should be done evry year.rates should be close to market rate ,and stamp duty should be reduced to less than 4%.only then black money transactions can be eliminated. land is favourite investment for those with black money,and hardly anybody pays wealth tax on lands they own.poor anyway won t have black money to invest.

    Very good news to the voters,since the tax money,is not enough to swallow the political leaders who adminster us,.whether we require such political system,only to loot the tax paid money and doing nothing to the common man and make his life more miserable.it is the time to revolt agaist the system,which is filled with corruption,and doing nothing to the coman man.need of more carl marx or anna hazare is more now instead of simply accepting what they order.

    Even the property tax is slated to be increased by 15% from this financial. With all these taxes being collected what sort of facilities/infrastructure does the govt. provide?

    As Alwyn has already commented how does a simple man, with all these increasing burderns, having a small job and earning 10k survive with his family in Mangalore?? It has already become a city of the rich and well to do!! Only those whose relatives are in the Gulf, UK, USA, or employed with IT cos can afford to stay here. For all others it is impossible!!!

    We Mangaloreans are very very co operative and we welcome all the Govt decision. We Mangaloreans don’t have any Objection if Govt impose more tax, or if Govt takes 3/4th of our wealth still we don't react because we like our Govt and we are for the Govt . This fact is known by the Govt very well that is why we Mangaloreans are paying higher tax and Govt fees when we compare with rest of India our motto is "GOVT HUMKO LOOTKARO PHIR BE HUM BAHUT KUSH HAI"

    Government should come out with good Land Reforms
    Now the land prices in coastal side is increasing like anything!! its beyond the reach of middle class and poor people...so better government should regulate the prices! and limit should be fixed to own a land by any individual..There should be strict Government Land Regulation to stop Land business now in hectic!

    This is very bad move. The increase should not affect the aam aadmi. The govt should reduce the stamp duty on samll peices of lands like 15, 10 and 5 cents as these are bought by avearage and middle and poor class people. Land mafias must be made to pay higher stamp duty. Small peices of lands must be exempted from stamp duties and bigger land sites must command higher stamp duty. As long as black money and corruption prevails, it wont matters to the money horders and black money owners. With this move only poor will suffer and the divide between the poor and rich will grow bigger which is not a good sign for healthy nation... Bureaucrats must think thousand time before impleenting the law.

    Good move at last. Most of the transactions were being done using the black money now it will come down to the extent of the increased valuation. I have a one suggestion the Government Valuation of the land should be brought at par with that is being advertised in the on the news papers and all the websites. Then the black money from the real estate can be completely eliminated. Kudos to the government.

    Good News for Mangalore and Udupi people. The tax was increased recently that to very high and now registration fees. Last year water and property tax was increased. What will be next year? It is impossible to think how a ordinary person who earns Rs.5,000/ per month can survive with 1 Child or 2 children.
