Mumbai, Apr 3: In a groundbreaking move to streamline property transactions and enhance ease of doing business, the Maharashtra government is set to launch an online property registration system under the 'One State, One Registration' initiative. From May 1, property buyers and sellers will no longer need to visit sub-registrar offices, as the entire process will be conducted online.
Announcing this major reform, State Revenue Minister Chandrashekhar Bawankule highlighted the initiative ahead of a two-day revenue department workshop scheduled in Pune on April 4 and 5.

“Starting May 1, which marks Maharashtra’s foundation day, property registrations can be done from any district, anywhere in the state. The Mahayuti government is committed to fostering a more efficient and transparent governance system with the introduction of the 'One State, One Registration' program,” said Minister Bawankule.
He emphasized the challenges property buyers and sellers face with the traditional registration process, including bureaucratic hurdles and interference from brokers. “Currently, individuals are required to visit government offices for property registration, often encountering difficulties. To address these concerns, Chief Minister Devendra Fadnavis initiated a 100-day program focused on transparent and dynamic governance. As part of this program, the Inspector General of Stamps and Registration has introduced an online property registration system, enabling property transactions to be completed remotely from anywhere within Maharashtra.”
The minister elaborated on the benefits of the new system, stating, “A person in Pune can register a property in Nagpur, or vice versa, without physical presence. This faceless process will be facilitated through Aadhaar verification and income tax documents. CM Devendra Fadnavis is dedicated to realizing a Digital India and Digital Maharashtra, and this initiative aligns with that vision.”
The online registration system was initially piloted in Mumbai and is now set for a state-wide rollout on May 1. A senior revenue department official revealed that Maharashtra’s 519 sub-registrar offices will facilitate property registrations from any location within the state, significantly reducing congestion, processing time, and enhancing transparency.
Additionally, the initiative is expected to bolster state revenues through stamp duty and registration fees, a crucial source of income following GST and VAT. The government has already amassed over Rs 50,000 crore in stamp duty and registration fees for 2024-25 and aims to generate Rs 60,000 crore in 2025-26.
With this progressive step, Maharashtra takes a giant leap towards a digital, hassle-free property registration framework, setting a benchmark for other states to follow.
