Canada, Feb 27 : Immigrating to a new country like Canada may be on the wish-list of many for whom it might be just the right step to fulfill their long cherished dream of settling in a foreign country. Though Canada has emerged as a land of cultural mosaic, moving to a foreign land can be extremely stressful and one wrong move could result in your dream crumbling like a pack of cards in front of your own eyes.
This is true especially when it comes to buying or renting a home which is the basic need of anyone emigrating to Canada. That is when a trustworthy real estate broker comes into the picture and he can play a pivotal role in helping people avoid any cataclysm arising out of a decision taken in haste or due to misleading information garnered from unreliable sources.
Edmund Pereira, a Toronto-based licensed real estate broker*1 for buying, selling, investing and leasing real estate in Ontario Canada, has filled this vacuum with consummate ease helping many new immigrants to take a levelheaded decision in buying homes. As we all know, for most people buying a home is the single biggest financial transaction and a decision taken at the initial stages of relocation can make that vital difference between a successful relocation and a catastrophe.
Not all brokers may be sufficiently knowledgeable of an immigrant’s perspective or have a clear understanding of the situation of those who emigrate from the Middle-East. Having been in Dubai for over twenty years, Edmund brings to the table a unique perspective, which can provide invaluable insight to anyone who makes the move to Canada.
Proven Credentials
Edmund Pereira is a Mangalorean settled in Toronto Canada since 1997 with impressive credentials. People who have had dealings with him vouch for his professionalism, honesty, integrity and trustworthiness. These attributes are simply uncompromisable as far as he is concerned, insists Edmund. The trajectory of getting settled in Canada would become much easier and less stressful if people get in touch with a broker like Edmund who will guide clients on all aspects of buying a home.
Edmund who is armed with qualifications in varied fields and with a proven track record in areas as diverse and challenging as banking operations, project management, audit and control management, has been an asset to immigrants who bank on him for their housing needs in Canada. “What separates him from the rest of the ilk is that he floods his clients with all the relevant information pertaining to the real estate sector and unlike others does not put them under any obligation to make an instant decision.
He provides enough time to ponder over and it is ultimately left to the client to take a decision”, says one of his client-turned friends settled in Canada. “It is but natural that buying a home is an exciting and important event in life because often, one’s life’s saving are invested here. Being a first time home buyer entails certain decisions to be taken just like many questions that need suitable answers. With my experience and knowledge I will be able to guide my clients keeping their interest foremost in mind” Edmund maintains. Edmund also has the ABR® designation. Accredited Buyer Representative® is an industry-recognized specialist designation to specifically help Buyers, and is recognized by both The National Association of Realtors, USA and The Canadian Real Estate Association.
Bundle of Knowledge
Edmund who is very punctilious in his dealings further says “I believe in the truism of providing detailed, relevant and right kind of information to the clients on a matter as sensitive and crucial as buying a house. Clients are free to ask questions as and when they desire and I make it a point to answer them to their satisfaction”.
Edmund, who hails from Bendore in the city of Mangalore, had his elementary education at St Aloysius before moving to St Joseph’s in Bangalore to complete his High School and graduation. As his parents were in Dubai he moved there in 1977 and started his career working with international banks and in the process gaining wide global experience. Simultaneously he went on adding to his qualifications such as Project Management, MCSE in computer software, CIA (Certified Internal Auditor, US) and CISA (Certified Information Systems Auditor, US) and IMIS (Institute of Management Information Systems, UK) Diploma.
After working for nineteen years for the Dutch international bank ABN Amro, in various capacities including the implementation of banking projects and systems in the Middle East and Africa region, Edmund took a conscious decision to move to Canada with family. Having felt the pain of living apart from his parents who were in Dubai, Edmund who grew up as a boarder during his student days had vouched that he would his family together even if his children would need to acquire higher education abroad. It was his initial experience in Canada as an immigrant that paved the way for Edmund taking up a career as a broker. “Having moved to this alien land and signing on the dotted lines of so many documents on which I knew little, frightened me. I had felt I would have been better placed had I someone to rely on to get the right kind of information and guide me through this initial stage of immigration”, he recalls.
Client in Full Control
Edmund provides his clients with all the information required leaving ample scope and time for them to come to a decision. “There may not be an understanding of the basic needs of the client, who may finalize the deal in haste and end up repenting at leisure”, says Edmund giving a glimpse of the potential pitfalls. “But in my case it is the client who is always in control. I am a facilitator and I am constantly thinking of how I can contribute and help my clients achieve their objective”, says Edmund who can hook-up the client with his wide repertoire of knowledge on the subject. In fact his clients say that Edmund always puts the interest of the client ahead of his own. Based on responses to after-service surveys from very satisfied clients, he has been a recipient of Coldwell Banker Canada Ultimate Service© award – year after year.
During the initial buyer consultation session, he delves into all details to understand his client’s needs and requirements. These details could be as basic as understanding whether the clients prefer a detached or semi-detached home, row houses, condominium unit ownership or independent structures. This is exactly where Edmund has stood out when rendering his services. He is very meticulous in paying attention to even the minutest details so that his clients are given all options before deciding.
“My intent is to help people avoid any error of judgment on their part and find a home which can make my clients happy and also not burden them financially”, Edmund contends.
It should be noted that service providers may not always provide adequate guidance to deal with other issues involved in a real estate transaction e.g. legal procedures or financial arrangements. This could be due to the fact that they have inadequate knowledge, limited breadth of mature experience or simply the absence of a caring attitude. Edmund does not shirk the responsibility of providing his clients comprehensive information and guidance through these details in a manner that it becomes clear to the newcomer.
Edmund is of the view that in Canada people may change homes three to five times or even more, depending on their requirements like moving to a bigger house when family grows, downsizing the house once children move out or going to the countryside to buy the dream home. “If people plan the purchase of their homes properly, the home can be an asset and become a part of the person’s financial objective”, opines Edmund.
Building Relationships
Real estate always fascinated Edmund and the wealth of information he acquired, has kept him in good stead in guiding people in the right direction. Reading, understanding the variables, knowing statistics, seeing and applying all his curiosity practically is his forte and he takes pride in it. Not many are endowed with these qualities, which Edmund has or even fewer may make an effort to imbibe them. Again, Edmund reasons that dealing in real estate should not only mean buying or selling homes, saying he works for ongoing relationships and not just for business purposes. Edmund will often and without hesitation spend time in responding to queries even if not relating to real estate and directing them to appropriate source for assistance.
A characteristic quality in Edmund is that he is able win over the confidence and trust of his clients by his unwavering commitment. He is reliable, trustworthy, knowledgeable, honest, and punctual, has excellent communication skills and responds to client’s queries promptly.
“Due to your contacts here in Canada, I was also able to find and complete many other important things such as, finding a decent bank to deal with, mortgage, price negotiations on a new car, driving instructor, the list is endless” writes one of his many satisfied clients. So, put yourself under Edmund’s care once you immigrate to Canada and see how your dream home becomes a reality under his guidance.
