Mangalore: Property Tax in City Hiked by 15 Percent

Mangalore, Mar 31: Henceforth, taxpayers in the city will have to shell out 15 percent more on their properties than what they do now.

Announcing this hike on property taxes at a press meet here on Thursday March 31, mayor Praveen Anchan said that the move came about following a revision of properties taxes under the self-assessment scheme (SAS), in accordance with the Karnataka Municipal Act.

The hike will be in immediate effect. However, those paying the tax by April 31 will be awarded 5 percent discount. Taxpayers have time till June, but a delay till July will invite a penalty of 2 percent.

Elaborating further, MCC commissioner KN Vijayprakash said that Rs 10 will be charged as solid waste management cess on buildings less than 1,000 sq ft in area, while those measuring 1,000-3,000 sq ft will be taxed Rs 30 per month and building with areas more than that will be taxed Rs 50 per month.

Commercial complexes of 1,000-5,000 sq ft will be charged Rs 100, and those with an area of more than 5,000 sq ft will have to pay Rs 200 per month. Tax will also be levied on industrial setups measuring 1000 sq ft (Rs 100), 1000-5,000 (Rs 200) and above 5,000 sq ft (Rs 300) per month.

For hotels, wedding halls and hospitals, the taxes will be Rs 300 for areas less than 10,000 sq ft, Rs 500 for those between 10,000-50,000 sq ft and Rs 1,000 for those above 50,000 sq ft.

The cess will be utilised for various development projects across the city. Already, 17 out of the 24 parks in the city have been upgraded, the commissioner said.

The annual expenditure of solid waste management stands at Rs 12 crore, but the projected income amounts to only Rs 3.5 crore, he said, and added that the deficit is being made good through other sources of income.

    Thousands of crores income from Iron Ore can utilized to upgrade the facilities. why looting the publc? When you are buying a property govt take 11-15%and that has to be paid every time when you buy and sell so if one flat is sold 5 times we have to pay almost the cost of the flat to Govt? It is indeed very very very high.

    For a change I fully agree with Mr. Nagesh Nayak.
    Additional funds are required for infrastructure and development.
    1. Karnataka lacks good roads and expressways.
    2. Karnataka has yet to achieve 100% rural electrification.
    3. Drinking water is still a big issue.
    4. Funds for Temples across Karnataka / Tamil Nadu / Kerala.
    5. Funds for Operation Lotus.
    6. Mangalore requires a genuine “International” airport for big aircrafts.
    7. Metro for Mangalore.

    It does not make any business sense to invest in Mangalore especially in flats ROI ( Return of investment)if you consider after taxes, depreciation, interest rate, inflation, maintenance charges and other unnecessary headaches is Zero, so before buying any flats as investment please consider all this aspects especially the NRI's ! I'm telling this from my personal experience, it is just another property bubble waiting to burst and take down many along with it! Investments are okay for the ones who do not know what to do with their ill gained wealth but not for hard worked individuals!!

    This is a good move, now people will think twice while selling & buying land in Manglore. Unnecessary hype in land prices will be reduced. Very good move by the Mayor. Only corrupt people are able to pay such high prices in Manglore. When Govt is giving facilitys like Volvo Buses, Metro Trains for Ugadi, people too has to pay more taxes so that govt. may have enough funds for developments. Our state is no.1 in development, this certificate has been given by UPA led govt. in the centre.

    This is nothing but day light robbery by the local municipal governs. Will the salaries of a normal middle class person be increased by 15% ?? If this is done, then there is no issues in paying the tax. But the income level remains the same and the cost getting raised for no means. Is this justified ??

    Property Tax is fine. But, citizens have the right to know how their tax paid money is spent by MCC. Therefore, MCC should publish their annual audited expenditure report in the official website.The reason for strong opposition for upward revision of tax is basically there is not much value addition by MCC in providing better civic amenities and the expenditure is not transparent. Therefore, it is high time that MCC wins the confidence of the citizens first.

    Jerry Moras, Canada, I agree with U. Do not invest in Mangalore properties. The phenomenal boom in real estate market is due to investment by all and sundry. People with money tried to grab each every available sq.ft. of available land/property eventhough he had plenty of space for their accommodation. This is resulted in artificial boom and today common man is not able to buy a roof over his head with his salary/normal income. Jerry Moras, U r right, do not invest in Mangalore, so that lower income people atleast buy a roof over their head!

    Increased taxes are understandable when taxation results in added value to the citizens paying them. In Mangalore we do not have reliable electricity or water supply, the most awful roads, probably the country's highest cost of living.

    When there is no increase in the infrastructure services provided then why the increased tax?

    And yet apparently our leaders have any amount of disposable income to host multi day wedding celebrations and similar which cost in the millions of rupees. Is this where the tax goes?

    It is very perplexing. The government is not at all worried about the plight of the people. First the Electricity Tariff now the property tax. We can soon expect the Water rates to go up.

    Mangaloreans overwhelming voted for BJP and will accept every hike without any problems. It does not matter if our roads are not repaired, water is coming once in three days, and anytime load-shedding. You see the money is required to win elections and manage the trusts run by BSY and sons. Ultimately, we want one indian richer at every cost.

    the tax payment begins from today. if you paid it before 31st March on the advise of quacks who do not know the law, then you need to file a revised return with the correct tax. if the MCC takes 7 years to scrutinise your return, and then raises a demand, you would have to pay interest @ 2% for 84 months, which would be about 168% of the amount due.

    Property tax in city is hiked by 15% and the explanation by MCC Commissioner and Mayor is not enough. They must give very clear picture of how they will gain and for what how they will spend the money. It is true that in Karnataka State is having severe financial crises and many departments are running out of budget. Even reserved fund also going to be finished and the whole system may fail or the government forced to take loan and increase the taxes.
    The tax increases may be to pay the amount for our Mayor and some corporators went some other countries like Canada etc. It is our duty to ask the MCC to give full detail reason for hiking the tax.

    It is too much to hike property tax by 15% and too early since the hike was implemented last year only with retrospective effect.Again the basic facility of under ground drainage facility etc.,is not implemented/made operational in all areas.Road condition of lanes in the city is too not satisfactory.
    Local MLAs(South&North)and MP should intervene and stall the initiation of property tax hike by MCC immediately in the larger interest of the Mangaloreans.

    The SAS being paid by Residential and commercial establishment is far expensive. A cousin of mine is paying Rs. 42,000 as municipal tax for two commercial Building of more than 25 years which was constructed at a total cost of Rs. 6 Lacs. The Tenant are still paying the old rent. Since the construction of the building he must have already paid nearly 6 Lacs of Municipal tax. It simply whatever we have to get from government it is always delayed because it costs bribe to get immediate but when we have to give the government it is immediate. No questions asked and any delay will attract many charges. Inspite of high taxes our infrastructure in terms of roads (No footpaths, car parking, pedestrian crossing, etc)is in total disarray, the electricity and water supply is worse, the drainage is very bad leading to artificial floods and overflowing during monsoons. 64 years since independence and we are behind in every respect and still we falsely consider ourselves as super power and can never match europe and japan the kind of development took place since World War II. Taxes collected or increase in taxes has to be fully justified in terms of use. I do not think it will ever happen in India where votes are bought for a price (Our first step of democracy) causing total failure of our government system. Hats of to India as to what happens in India never happens anywhere around the world i.e., Urinating and Spitting as our tax money is used to clean this mess.

    That's the reason I don't invest in M'lore property.

    I owned few properties in M'lore.
    For examples ammount of rs. 10 lakh propertiy 10 % goes for registering land title and stamping, lawyer fees another rs. 20 K, agent fees 3% and so on... but in the end getting nothing.

    Don't invest if you don't get returns.
