City Centre Set to Enter Mangalorean Territory with Global Brands

Mangalore, Aug 20: Global brands' entry into the Mangalorean market is gaining momentum with many leading brands announcing their entry into the city. In Karnataka, after Bangalore , Mangalore is already being reckoned as the second most developing city as far as economic growth is concerned.

Ever since the international flights began operating to Mangalore airport, the movement of national and International products started flowing here. The property values have hit the skies. Hundreds of new projects are coming up and many are in the pipeline.

If the progress takes place in such a pace, Will the market remain for Mangalore?

Only time will answer this billion-dollar question.

But this question does not seem to haunt city's leading investors. 'City Centre' is all set to open in Mangalore within the next 12 months.

Those who are well-versed with the geography of Mangalore cannot forget the famous Hotel Woodside. Today this hotel no longer exists. It has been demolished and it has made a way for the proposed 'City Centre' where more than 100 of world's leading brands are set to occupy the space.

Reliance Hypermarket is also a new key Indian brand to set up its operation in this City Centre.


Daijiworld.com editor-in-chief Walter Nandalike met the brain behind this multi-crore project  S M Arshad, managing director of Mohtisham, city's leading builders, to learn more about this ambitious as well as prestigious project, one which is undoubtedly is going to change the face of Mangalore city.

"City Centre - a 7-floor retail shopping centre will cover parking space for 850 four-wheelers and about 1000 two-wheelers spread over 5 levels. The mall will be occupied by most of the global brands like Kiplin, Bossini, UCB, Lech, Adidas, Provogue, Lee, Wrangler, Oxemberg, Levis..etc you name the brand, they are here! " says Arshad.

"Also there are indications from Macdonald, KFC and other fast food franchises to open their branches in the mall"

"The mall will be covered with 25 escalators, eight automatic lifts, and travelotor from Reliance hyper market to the parking area."

"Also on the fourth floor there will be 5-screen multiplex, a huge food court, Entertainment Zone for children, about 4-5 ATM centres from different banks, common areas covered by CC TV and security"

"In all, the built-up area of the mall will be about 8,00,000 sq ft.(including parking area)"

Arshad gives the narration of the dream project.

When asked as to what inspired him to go for such a huge project at a place like Mangalore, he says: "When we launched our project 'Empire Mall' near the PVS circle, the response was overwhelming. The project was well booked and well accepted, specially by multinational brands. That time we thought Mangalore needed a much more spacious and top-notch shopping mall. That was the basic point that motivated another major project by Mohtisham group"

"City Centre is going to be one of the best in entire Karnataka and almost 80% of the space was booked even before construction was begun. Currently the fourth floor construction is in progress. The City Centre is set to be ready by September 2008."

Though Arshad expresses his concern over the current infrastructure of Mangalore city, he is confident that Mangalore roads will soon be totally concreted and many more new projects will enter Mangalore.

"Mohtisham has a few more exciting projects in the cards; we will announce them one by one very soon. We want to contribute towards the growth of Mangalore through commercial projects," he says.

No doubt, not only Mohtisham's, but others' projects too are lined up to contribute to Mangalore's progress. Leading hospitality brands like Hilton, Intercontinental and Leela have already acquired space around Mangalore for five-star hotels.

If the trend continues like this, Mangalore will be the premium commercial hub of the nation.

    Mangalore is a beautiful city by itself. By architectural skills builders of mangalore has made it still more beautiful. Mohtisham Group has also contributed to mangalore by its own way. We can say it has made the city more spectacular by constructing appealing and good-looking buildings and also concretising some of the important roads in Mangalore. "City Centre" is one of its kind and we can say it is also one of their dream project. "City Centre" project is just awesome and fabulous. If I'm not wrong it is one of the biggest mall in South India. They are so passionate of creating attractive and massive projects especially in Mangalore and making it a distinguished city.

    I'm the Ex-employee of Mohtisham Group. I have worked for more that a year with them and it feels great working with this ambitious team.     Not another Mall to this calm and quiet coastal town of Mangalore. The traditional shopping streets still are an avid attraction here. The infrastructure of the city is in dire straits and needs to be built up before constructing more concrete jungles in the city. Any one is listening..? The rule of might is right is prevailing here these days.

    Mere construction of massive structures is not enough. One should also follow global standards of building construction. The engineering challenge for the builders was to design a structure which would blend with the landscape and not level the historic land mark Bavuta Gude (Lighthouse hill) The builders have miserably failed to give value addition to Mangalore's character

    Although City centre is a great achievement to the builder but not for the people who reside in the hillock behind the building it is so dangerously poised that I bet it will come down within 2 years destroying everything look at the fate of the people who are residing in Lobo Prabhu court. 

    Anyway daiji you are doing a wonderful job in highlighting the good and bad things of Mangalore.

    While many welcome and call it a progress, I happen to be taking another view of this so called development. The so called mall perhaps depict malls in western countries where services and businesses are all one roof has some meaning.

    Harsh weathers in such places perhaps is the primary reason why malls are there in the first place. Mangalore enjoys nice weather and small shops across roads offer some kind of comfort and often fresh air unlike malls.

    There is much independence to small shoop owners and shoppers like. Do we need such structures for hangouts?? Answers vary. I certainly do not consider this is development. This is nothing but a commercial venture perhaps attractive in the short run. But in the long term this is another story to tell. Brand names and junk food. Do Mangaloreans want this? Perhaps some.

Thanks to daijiworld for the exciting news about City Centre in Mangalore. Sad to say that though I am a Mangalorean, I have never been to Mangalore. Born and brought-up in (Bandra) Mumbai, to mention.

     I keep promising all my friends that one day I will definitely visit Mangalore, I think I should postpone for one more year and 'City Centre' would be an excuse for my visit. You can imagine if I am so excited how much more the Mangaloreans over the world are going to feel proud for the development of Managalore and Karnataka.     It looks like Mangaloreans and politicians are forgetting that man belongs to Nature and not the other-way around. Let us try to protect Mangalore of Wilfey Rebimbus. Stop immediately setting-up any Chemical or other industries that pollute, thereby increase diseases, displace common farmers, who are the backbone of India.

    Don't blindly follow western countries but think of the good of the people. Don't be a capitalist but be a humanitarian. Don't forget that McDonalds and KFC are losing market in USA since they are junk foods. So they are looking for innocent victims at other places.

    This is the kind of foolish development that Mangalore does not need. There is no real long term plan for the city of Mangalore, which reflects what Mangaloreans want their city to be. I feel sad that Mangalore is being disfigured by these post-modern structures, that will make Mangalore another concrete jungle in years to come.

    Mr. Arshad deserves a "Bharat Ratna" Award one of these days. If we know whom to write and where to write we shall be the first ones to do so. We were born at a time where there was no seaport or airport. There was no running water in our homes nor we had electricity. There were kerosene lamps but the kerosene even was on ration. What a great transformation of a small little town turning into a vibrant city with the vision of able people such as Mr. Arshad.

    City Fathers are out of their mind while permitting highrise buildings in Mangalore in particular. Prime need is wide multibylane or atleast fourlane roads . The presently available narrow roads will have to manage with the further increase of vehicles and the city people will be more in trouble.
